About DHC

Veteran-led. Excellence-driven.

DHC exists because of a simple conviction: where people do things shapes how well they do them. We build real estate outcomes for the organizations doing the work that matters.

Purpose

We imagine a world where every person is inspired by their physical environment.

Our purpose is to empower people and organizations to be the best at what they do. When we get it right, real estate stops being overhead. Productivity rises. Culture compounds. Recruiting gets easier and retention takes care of itself. Creativity has room to move.

That conviction now points at one urgent mission: the rebuilding of America's industrial and defense base. The companies making, defending, and financing that future need places built for the work. Helping them find those places is how we serve. Build what matters.

The Firm

A small firm with institutional weapons.

DHC Real Estate Services is a Service-Disabled Veteran-Owned Small Business founded by Jonathan Luttwak, a West Point graduate and combat-veteran Army officer with two decades in commercial real estate.

The model is deliberate. Founder-level attention on every engagement, paired with a national strategic alliance with Cushman & Wakefield that puts the world's deepest commercial real estate platform behind every pursuit: research, capital markets, project management, and boots on the ground in every major market.

The practice spans tenant representation for defense tech, financial services, cyber, and manufacturing occupiers, and a federal practice built on a prime contract with the Department of Veterans Affairs National Broker program, with $273M+ in awarded lease value.

Process discipline, technology, and speed from the small-firm side. Scale, data, and depth from the alliance. That combination is the product.

No other firm pairs fiduciary loyalty to the occupier, combat-veteran leadership, a national VA prime contract with delivered awards, and Cushman & Wakefield platform scale. The combination is deliberate. It is also unmatched.

Values

The service taught us how to work.

Not only military service. Service, period: decency, selflessness, and showing up for the people who count on us.

Duty

The client's mission becomes ours. We carry it like we carried the last one.

Integrity

A reputation is earned one engagement at a time. We tell you the truth, especially when it costs us.

Discipline

Process wins. Every engagement runs on a plan, a timeline, and documented decisions.

Teamwork

No lone heroes. The client, the alliance, and the firm operate as one team with one objective.

Grit

Deals stall, markets turn, agencies pause. We keep working the problem.

Persistence

The right answer on the fourth round of negotiation beats the easy answer on the first.

Leadership

We take responsibility for outcomes, not just advice. Someone has to own the result.

Selflessness

Tenant-side only means our interests never compete with yours. That is the whole point.

Leadership

Two combat veterans. One standard.

For two decades he has worked complex real estate problems worldwide for some of the world's most demanding industries, and he remains an active deal maker, transacting on behalf of the most demanding enterprises nationwide. He believes commercial real estate is a strategic lever of the enterprise, never an afterthought.

The Alliance

DHC maintains a national strategic alliance with Cushman & Wakefield, one of the world's largest commercial real estate services firms. The alliance gives DHC clients institutional research, capital markets execution, project and transaction management, and coverage in every major U.S. market, all quarterbacked by a firm small enough that the founders answer the phone.
